Device Overview
The KAISAI X LITE central device features several ports and indicators:
- 1 - Control Lights: Indicate device status.
- 2 - AC Adapter Input: For connecting the power supply.
- 3 - TECH-RS Connector: Specific connection port.
- 4 - RS-485 Connector: For communication, often used for Modbus or SBUS.
- 5 - RJ-45 Port: Ethernet network connection.
- 6 - MODE Button: Used for switching modes or initiating processes.
- 7 - USB 2.0 MicroSD Card Slot: For data transfer or updates.
- 8 - MicroSD Card Slot: For storage.
The set includes a hanger for a DIN 25 rail for mounting.
1. Description of Control Lights

2. Installation
- Connect the power supply included in the set to the power socket in the KAISAI central device.
- Connect the Ethernet (network) cable and plug it into your home router.
- Correct start-up is indicated by a lit control light after approximately 45 seconds.
3. Connection
Connecting the KAISAI X LITE central device to heat pumps involves specific wiring. The diagrams illustrate connections for KHY Heat Pump and KHA/KHC/KHM Heat Pump models.
General Connection Points on Central Device:
- MODE Button
- RS-485 (MODBUS, SBUS) terminals (GND, B, A)
- TECH-RS terminals (GND, B, A, GND, +V, Rx, Tx)
- POWER input
Wiring for KHY Heat Pump:
The central device connects via RS-485 (MODBUS/SBUS) terminals. The diagram shows connections to various heat pump control points, including:
- CWU (Domestic Hot Water)
- Grzanie/Chłodzenie (Heating/Cooling)
- Czujnik (Sensor)
- Centrala KEH-01
Wiring for KHA / KHC / KHM Heat Pump:
Similar RS-485 connections are made. The diagram shows specific terminal mappings for the heat pump control panel, such as B connecting to H1 and A connecting to H2.

4. Cloud Service - Creating a User and Installer Account
To enable remote access to the KAISAI Central and connected devices, you must register for the KAISAI Cloud service. This can be done via the website https://kaisaix.com or the KAISAI X mobile app (available for Android and iOS).
Account Types:
- Client Account: Acts as a Super Administrator, allowing management of users and installer access.
- Installer Account: Provides access for technical support and diagnostics, granted by the client.
Important: Clients should not create installer accounts. Installers must select "I am an installer" during registration.
Steps:
- Register on the KAISAI Cloud service via the website or app.
- Activate your Cloud account by clicking the confirmation link in your email.
- Log in to the KAISAI Central using your browser to access its full capabilities.
The process involves creating an account and then linking the central device to it.
5. First Setup
The initial configuration of the KAISAI central device can be performed via Ethernet or WiFi, using either a computer or a phone.
Option 1: First Configuration via PC
- Connect the KAISAI central device to your network router using an Ethernet cable.
- Open a web browser and navigate to https://tech-controllers.com/sinum-1/sinumfind.
- Download the appropriate application for your operating system (Windows/iOS/Linux) to search for central devices on your local network.
- Select your central device from the list and click "GO".
- Log in using the default credentials: Username: admin, Password: admin.
After logging in, you will be prompted to create or skip creating a Cloud account. Then, navigate to Settings -> Profile -> Data to connect the central device to KAISAI X Cloud.
Recommended browsers: Chrome, Firefox, Safari.
Option 2: First Phone Configuration
- Download and open the KAISAI X app.
- Press the three dots (menu) in the upper right corner and select "Add the central device locally".
- The app will search for available central devices on the network.
- Select your device from the list.
- Log in locally using the default credentials: Username: admin, Password: admin.
After logging in, the device will appear in the app as "Local access". You can then proceed to connect it to the KAISAI X Cloud via Settings -> Profile.
You can set a custom name and description for your central device within the app.
6. First Setup - WiFi (Phone and PC)
To connect the central device to a WiFi network without a wired connection:
- Switch the device to AccessPoint mode by removing the top casing and pressing the MODE button on the back.
- Active AccessPoint mode is indicated by a steady flashing Wi-Fi connection LED.
- On your phone or computer, enable WiFi network search.
- Connect to the wireless network named "ap_sinum" or scan the provided QR code.
- A list of available WiFi networks will appear. Select the desired network.
- Enter the network password when prompted. A confirmation message will appear upon successful connection.
- Switch your computer/phone to the same WiFi network that the KAISAI central device is connected to.
Note: The router must have device visibility enabled for the Sinum Finder to detect the central device.
7. First Steps
- Log in to Sinum Cloud via the website or app after successful configuration.
- You can change the local account password in Settings -> Profile -> Data.
- Update the device software to the latest version via Settings -> Update Center. Updates can also be performed using a USB flash drive.
- Set the correct time zone in Settings -> Time, location, weather.
- For remote control, configure the Cloud service. You can share your device with an installer by logging into Sinum Cloud, selecting the device, and choosing the "Share" option. The installer will receive an email confirmation.
- Ensure "Service access mode" is enabled for installers to allow remote management and data viewing.
8. Central Device - Ownership Change
It is recommended to configure the central device with the customer's final cloud account. However, ownership can be transferred.
Transferring Ownership (via Web Interface):
- In the list of central devices, select the three dots next to the device.
- Choose "Hand over central device ownership".
- Enter the email address of the person to whom you are transferring ownership (they must have a cloud account).
- Confirm the transfer. An activation link will be sent to the new owner's email, valid for 24 hours.
After transfer, the original owner retains Administrator status until the new Super Admin modifies roles. Access can be edited or removed via Share -> Edit or remove.
9. Adding Virtual Devices - Custom Device
Virtual devices are custom automations used to control specific devices via the KAISAI control panel. They can be configured to send notifications (default is off).
Adding a Custom Device:
- Navigate to Settings -> Devices -> Virtual Devices.
- Click the plus icon (+) and select "Custom Devices".
- Choose "Import from Library" to see a list of available custom devices, including those for KAISAI devices.
Configuration:
After selecting a custom device, a configuration panel appears. It is crucial to correctly set Modbus RTU communication parameters (Used transceiver, Baud rate, Data bits, Parity bit, Stop bits, Slave ID) to match the controller. If devices operate at different speeds, adjust the Baud rate or device address as needed.
Configuration can be accessed via Settings -> Devices -> Virtual Devices, selecting the device, and then clicking the three dots -> Configuration.
10. Recovery Mode
- To enter Recovery mode, press and hold the MODE button on the back of the device. Disconnect and reconnect the power supply while holding the button for 5 seconds.
- Active Recovery mode is indicated by a steady "recovery mode control light".
- Launch a web browser and go to https://tech-controllers.com/sinum-1/sinumfind or use the Sinum application to search for your KAISAI central device.
- Connect to the KAISAI central device named "sinum-r".
- Recovery mode allows restoring factory settings or reverting to a previous software version by changing the system partition.

12. Note
Tech Sterowniki and Klima-Therm are not responsible for damages resulting from improper use. Device range depends on environmental conditions. The manufacturer reserves the right to improve devices, update software, and documentation. Illustrations are for reference and may differ from the actual product. Safety Precautions:
- Read all instructions carefully before first use. Failure to do so may lead to personal injury or device damage.
- The device should be installed by a qualified person.
- It is not intended for operation by children.
- It is a live electrical device. Disconnect from mains before performing any work (e.g., plugging cables, installation).
- The device is not water-resistant.
Disposal: The product must not be disposed of with household waste. Users must transfer used equipment to a designated collection point for recycling of electric and electronic components.
