4. Setup and Installation
Installation of a mortise lock requires precision and specific tools. It is recommended that installation be performed by a qualified professional to ensure proper function and security.
4.1 Pre-Installation Checks
- Ensure the door thickness is compatible with the lock's dimensions.
- Verify the door's handing (left or right) and adjust the lock's latch bolt if necessary (the lock is reversible).
- Gather necessary tools: measuring tape, pencil, drill, chisels, screwdriver, and safety glasses.
4.2 Installation Steps (General Guide)
- Marking: Use the provided template (if available, or measure directly from the lock) to mark the mortise pocket, spindle hole, and cylinder hole on the door edge and face.
- Mortising: Carefully chisel out the mortise pocket on the door edge to fit the lock body. Ensure the depth is sufficient for the lock to sit flush.
- Drilling: Drill holes for the spindle (8mm nut), cylinder, and mounting screws as marked.
- Insert Lock Body: Insert the mortise lock body into the prepared pocket. Secure it with the provided fasteners.
- Install Spindle and Lever: Insert the spindle through the lock body and attach the door levers according to their instructions.
- Install Cylinder: Insert the appropriate cylinder (not included with this cylinderless lock, but required for operation) and secure it. The cylinder actuates the lever for locking/unlocking.
- Install Strike Plate: Mark and chisel out the recess for the strike plate on the door frame, ensuring proper alignment with the latch bolt and deadbolt. Secure the strike plate with fasteners.
- Test Operation: Close the door and test the lock's function with the lever and cylinder. Ensure smooth operation without binding.
Note: This lock is designed to be cylinderless, meaning a separate cylinder (not supplied) is required to engage the locking mechanism via the lever. The cylinder performs two turns for full locking.
5. Operating Instructions
The Tesa Assa Abloy Mortise Lock operates with a lever and a separate cylinder (not included). The lock provides an entry function.
- Opening from Outside: Insert the key into the cylinder and turn it to retract the latch bolt. Then, depress the lever handle to open the door.
- Opening from Inside: Depress the lever handle to retract the latch bolt and open the door.
- Locking: To secure the door, ensure it is closed. Insert the key into the cylinder and turn it two full turns. This extends the deadbolt, securing the door.
- Unlocking: To unlock, insert the key into the cylinder and turn it two full turns in the opposite direction to retract the deadbolt.
6. Maintenance
Regular maintenance ensures the longevity and smooth operation of your mortise lock.
- Cleaning: Clean the visible parts of the lock with a soft, damp cloth. Avoid abrasive cleaners or solvents, which can damage the nickel-plated finish.
- Lubrication: Periodically apply a small amount of graphite-based lubricant or a silicone spray to the internal mechanisms of the lock and cylinder (if applicable). Do not use oil-based lubricants as they can attract dust and grime.
- Fasteners: Periodically check all mounting screws and fasteners to ensure they are tight. Loose screws can affect the lock's performance and security.
- Inspection: Inspect the lock for any signs of wear, damage, or misalignment. Address any issues promptly to prevent further problems.
7. Troubleshooting
If you encounter issues with your mortise lock, refer to the following common problems and solutions:
- Problem: The lever handle is stiff or difficult to operate.
Solution: Check for obstructions around the lever. Apply lubricant to the internal mechanism. Ensure the spindle is correctly aligned and not bent. - Problem: The latch bolt does not retract fully or gets stuck.
Solution: Inspect the strike plate alignment on the door frame. Ensure the mortise pocket is clear of debris. Lubricate the latch mechanism. - Problem: The cylinder does not turn smoothly or locks/unlocks with difficulty.
Solution: This lock requires a separate cylinder. Ensure the cylinder is correctly installed and lubricated. Check if the key is bent or damaged. - Problem: The door rattles when closed.
Solution: Adjust the strike plate on the door frame to achieve a tighter fit.
If problems persist after attempting these solutions, contact a qualified locksmith or the manufacturer's support.
