Energy Allocation is now available with Trane® / Mitsubishi Electric VRF and Tracer® SC+

Trane® / Mitsubishi Electric VRF Systems strive to deliver the best experience with electrification solutions. Now available through Tracer® building automation system, energy allocation for VRF gives you full insight into the system with vast amounts of data so you can monitor performance and keep building occupants comfortable.

What is energy allocation?

Energy allocation is an estimation of the energy consumed by a space in relationship to the whole energy of the system. Its total energy is calculated by metering the electric demand at each system's outdoor unit(s). The tenant energy usage or energy transferred into their space is calculated by monitoring the operation of each indoor unit for airflow and heat transfer. This is then used to calculate their energy consumption as a part of the total energy measured at the outdoor unit meter.

  1. Thermal load calculation
  2. Space square footage
  3. Unit operating time

The Trane Solution

The solution includes Trane® / Mitsubishi Electric VRF equipment, Centralized Controller(s), Tracer SC+, and an electric meter for every refrigerant system. The Tracer SC+ is also the Building Automation System to manage the building operation. Tenant Services is an additional offering for billing, reporting, and other user enhancements.

System Architecture Overview

The system architecture depicts secure remote access via Trane® Connect™, protected by a firewall. Integration is achieved through Ethernet IP, linking to Trane® / Mitsubishi Electric TE-200A equipment and supporting communication protocols such as BACnet MS/TP or Modbus RTU. The Tracer® SC+ system monitors tenant energy usage, providing data like kWh, month-to-date, and last month's readings, and interfaces with Tenant Services™ for comprehensive billing, dashboards, charts, and reports. Energy is distributed to individual tenants (Tenant A, Tenant B, Tenant C). Other system components include HVAC Equipment, Lighting, and Energy Meters, all feeding into the VRF Outdoor Unit which measures the total energy consumption in kW.

Tenant Services

Tenant Services is a cloud-based, software-as-a-service tool that provides significant value to businesses. It enables building owners to administer and control user permissions and access. It also allows for tracking, adjusting, reporting on, and charge-back of energy use by tenants and departments.

Work Order Management assists building owners in prioritizing, scheduling, and tracking corrective and preventative maintenance. It automatically generates maintenance work orders from tenants, fostering collaboration between the building manager, service staff, and tenants, who can all create, assign, track, and report on submitted work orders.

Energy Analysis

Tracer Ensemble empowers facility managers to measure and compare building performance across assets, while tracking and verifying energy usage and savings. These insights are accessible through intuitive dashboards equipped with animated equipment illustrations, supporting streamlined system management.
