DOAS: Decoupling Outdoor and Indoor Air Loads
Commercial buildings require outdoor air for ventilation and IAQ. Incoming ventilation and makeup air typically represent over 80% of a building's dehumidification load (ASHRAE). Decoupling outdoor and indoor air demand allows each system to operate independently, reducing ventilation energy consumption. Dedicated Outdoor Air Systems (DOAS) efficiently bring dehumidified outdoor air indoors to improve IAQ and thermal comfort.
A DOAS uses separate equipment to condition the outdoor air brought indoors for ventilation, distributing it to each occupied space. This can be done directly or in conjunction with HVAC units serving those zones, optimizing operational efficiency.

- Terminal Systems (VRF, Chilled Beams): Cannot handle outdoor air humidity load. DOAS manages this load, allowing terminal systems to handle internal loads.
- VAV Systems: Modulate airflow. Mixed air in central systems may not guarantee outdoor air supply. DOAS provides a dedicated 100% outdoor air supply.
- Outdoor Air: Modern designs require variable outdoor air, which central systems may not accommodate. DOAS can manage this variability.
- Conventional Systems: Do not decouple sensible and latent loads. High indoor humidity can result. DOAS can handle 100% of the latent load and part of the sensible load.
- On-Site Installation (Split Systems): Require certified technicians, risk leaks, need considerable maintenance, and have high upfront costs. Integrated DOAS with built-in refrigeration avoids these issues.

Maintenance is Simple:
Disposable filters should be checked and replaced as needed. Annually, vacuum the four faces of the core with a soft brush. The RenewAire core does not require washing as particles do not accumulate within the core.

The primary responsibility of a 100% outdoor air unit is to dehumidify incoming air. This process inherently manages significant heating and cooling loads. Adding energy recovery significantly reduces these loads and the HVAC equipment needed to condition the air.
ASHRAE Standard 90.1-2010 requires the use of energy recovery based on unit airflow, outdoor air percentage, geographic location, and operating hours. The standard mandates a total efficiency (sensible and latent) of at least 50% where necessary. Energy recovery device efficiency varies by type, material, and airflow balance.
