6. Installation Instructions
Follow these steps to install the Danco 12097 Universal Water-Saving 3-inch Toilet Flush Valve:
- Prepare the Toilet:
- Turn off the water supply to the toilet at the shut-off valve located near the base of the toilet.
- Flush the toilet to empty the tank. Hold the handle down to ensure as much water as possible drains out.
- Use a sponge or towel to remove any remaining water from the toilet tank.
- Remove the Old Flush Valve:
- Disconnect the refill tube from the old flush valve overflow pipe.
- Unscrew the mounting nut from the underside of the toilet tank that secures the old flush valve.
- Carefully remove the old flush valve from the tank. Clean any residue from the tank's flush hole.
- Adjust the New Flush Valve Height:
- The Danco 12097 flush valve features adjustable height. Adjust the height of the flush valve to match the height of your previous flush valve or to fit your toilet tank appropriately. The adjustable range is typically 8-12 inches.

- Install the New Flush Valve:
- Place the new Danco flush valve into the flush hole inside the toilet tank. Ensure the rubber gasket is properly seated at the bottom of the tank.
- From the underside of the tank, thread the mounting nut onto the flush valve and tighten it securely by hand. Do not overtighten, as this can crack the tank.
- Connect the flapper chain to the toilet handle lever. Adjust the chain length so there is slight slack when the flapper is closed, but it lifts completely when the handle is pressed.

- Restore Water Supply:
- Turn the water supply back on slowly. Allow the tank to fill.
- Check for any leaks around the base of the flush valve and the mounting nut.
- Perform several test flushes to ensure proper operation and that the flapper seals correctly after each flush.
7. Operation
The Danco 12097 flush valve operates by lifting the integrated 3-inch flapper when the toilet handle is pressed. This allows water to flow from the tank into the bowl, initiating a flush. Once the tank is sufficiently drained, the flapper reseals, and the tank begins to refill. The design ensures a quiet refill and efficient water usage.
8. Maintenance
To ensure optimal performance and longevity of your Danco 12097 flush valve:
- Regular Inspection: Periodically inspect the flapper and seals for signs of wear, cracking, or mineral buildup.
- Cleaning: If mineral deposits accumulate, turn off the water supply, drain the tank, and gently clean the flapper and sealing surface with a soft brush and mild cleaner. Avoid abrasive cleaners.
- Flapper Chain: Ensure the flapper chain is not tangled and has the correct amount of slack. Too much slack can prevent a full flush, while too little can cause the flapper to not seal completely, leading to leaks.
9. Troubleshooting
| Problem | Possible Cause | Solution |
|---|---|---|
| Toilet is running constantly or "ghost flushing" | Flapper not sealing properly, chain too tight, or debris on sealing surface. |
|
| Weak or incomplete flush | Flapper not lifting high enough, or water level in tank is too low. |
|
| Leaks from the base of the toilet tank | Improperly seated flush valve gasket or loose mounting nut. |
