Step-by-Step Installation:

1. Prepare the Gate Post:

   The latch's mounting bracket can be rotated to suit left or right-hand opening gates. Use the bracket as a marking jig to accurately mark the pilot holes on the gate post. It is recommended to use a center punch to guide pilot holes accurately.

2. Drill Pilot Holes:

   Drill pilot holes from both sides of the post using a 5/32" (4mm) drill bit. Then, use a 1/2" (13mm) drill bit for the larger holes. This two-step process ensures the finished hole through the post remains level and accurate.
3. Cut the Connecting Rod:

   Take one of the connecting rods and position it to the depth of the fence post for accurate marking. Cut the rod cleanly and squarely, removing any rough edges. Ensure the cut piece is the exact depth of the post for proper function.

4. Assemble the Push-Button Unit:

   Determine the correct orientation for the push-button housing (left or right mounting). Ensure the padlock symbol on the button is always facing up. Click the push-button firmly into its housing until the lugs engage. Then, snap-fit the cut connecting rod into this assembly.

5. Mount the Push-Button Unit:

   Locate the assembled push-button unit onto the rear of the post by feeding the rod through the drilled hole. Fix it in place using four of the self-drilling screws. Pilot holes are recommended for thicker steel posts.
6. Mount the Main Latch Body:

   Fasten the main latch body to the mounting bracket using the four small screws. Depress the push-button on the opposite side to extend the connecting rod out to the main latch body. Fix two screws to hold the main latch body in place temporarily.

7. Test Latch Function:

   Before fixing all remaining fasteners, insert a key into the lock to ensure it locks and unlocks properly. Do the same for the push-button side, noting how the latch locks and unlocks. Once confirmed, insert the remaining two screws to secure the main latch into place.

8. Align the Striker Bolt:

   Align the striker bolt with the latch tongue. The striker bolt housing allows for vertical adjustment to achieve optimum latching. Ensure it aligns in the center of the tongue groove, then secure the remaining screws to ensure smooth latch engagement.

Operating Instructions

• To Latch the Gate: Simply close the gate. The latch tongue will automatically engage with the striker bolt, securing the gate.
• To Open from Keyed Side: Insert the key into the lock cylinder and turn to unlock. Depress the latch handle to release the tongue and open the gate.
• To Open from Push-Button Side: If unlocked, simply depress the push-button to release the latch tongue and open the gate. If locked, use the key to unlock first.
• To Lock the Gate: After closing the gate, insert the key into the lock cylinder and turn to engage the locking mechanism. Ensure the key is removed after locking.

Maintenance

The LokkLatch Deluxe Series 3 is designed for low maintenance due to its durable polymer and stainless steel construction. However, regular checks are recommended to ensure optimal performance and longevity.

• Cleaning: Clean the latch periodically with a soft cloth and mild soap and water. Avoid abrasive cleaners or solvents.
• Lubrication: The "metal replacement" UV stabilized polymer is self-lubricating. No additional lubrication is typically required for the latch mechanism. For the key cylinder, a graphite-based lubricant can be used if operation becomes stiff.
• Inspection: Periodically check all mounting screws for tightness. Inspect the latch body and striker for any signs of wear, cracks, or damage. Ensure the connecting rod moves freely.
• Adjustments: If the gate sags or shifts over time, utilize the vertical and horizontal adjustment features of the latch and striker to maintain proper alignment and smooth operation.

Troubleshooting

• Latch is Stiff or Not Engaging Properly:
  • Check for proper alignment between the latch tongue and the striker bolt. Adjust vertically or horizontally as needed.
  • Ensure all mounting screws are securely fastened.
  • Inspect for any debris or obstructions in the latch mechanism.
• Key is Difficult to Turn or Lock is Frozen:
  • Apply a small amount of graphite lubricant to the key cylinder.
  • In freezing conditions, moisture can freeze inside the mechanism. Use a de-icing spray designed for locks, or gently warm the lock with a hairdryer (avoid excessive heat) to thaw any ice.
• Gate Gap Issues:
  • The LokkLatch Deluxe Series 3 is designed for gate gaps of 1" – 1 1/2". If your gap is outside this range, the latch may not function optimally.
