5. Operating Instructions

The Eemax EEM24018 features a digital display and a control knob for easy operation.

5.1 Power On/Off

To turn the unit on or off, press and hold the control knob for approximately 3 seconds. The digital display will illuminate when the unit is powered on.

5.2 Setting Temperature

Rotate the control knob to adjust the desired water temperature. The digital display will show the set temperature. Temperatures can be set in 1°F increments, ranging from 80°F to 140°F.

5.3 Temperature Unit Selection (°C/°F)

The unit allows selection between Fahrenheit (°F) and Celsius (°C). Refer to the specific instructions near the control knob for changing this setting, typically by a short press or combination of presses.

6. Maintenance

Regular maintenance ensures optimal performance and longevity of your tankless water heater. It is recommended to perform maintenance annually, or more frequently in areas with hard water.

6.1 Flushing the Unit

To prevent mineral buildup and maintain efficiency, the unit should be flushed with a descaling solution (such as vinegar or CLR) at least twice annually. This process helps clean the internal heating coils.

  1. Turn off the power supply to the water heater at the circuit breaker.
  2. Close the inlet and outlet water valves to the unit.
  3. Connect a descaling pump and hoses to the service ports (if installed) or directly to the inlet/outlet connections.
  4. Circulate the descaling solution through the unit for the recommended duration (refer to descaling solution instructions).
  5. Flush the unit thoroughly with fresh water.
  6. Reconnect plumbing, open water valves, and restore power.

Consider installing an inline water filter to reduce mineral deposits, especially in hard water areas.

7. Troubleshooting

This section provides solutions to common issues you may encounter with your Eemax EEM24018 water heater.

7.1 No Hot Water or Insufficient Hot Water

  • Check Power: Ensure the unit is powered on and circuit breakers are not tripped.
  • Temperature Setting: Verify the desired temperature is set correctly on the digital display.
  • Water Flow: Ensure adequate water flow. Low flow rates can prevent the heater from activating or reaching the set temperature.
  • Inlet Water Temperature: In colder climates, very low inlet water temperatures may reduce the maximum achievable flow rate at the desired output temperature. Refer to the sizing chart (Figure 4.4).
  • Mineral Buildup: Excessive mineral buildup can restrict flow and heating efficiency. Perform a descaling flush (see Section 6.1).

7.2 Error Codes

The digital display may show error codes indicating a problem. For example, "H 103" has been reported as an error code. If an error code appears, first try resetting the unit by turning off the power at the breaker for a few minutes, then restoring power. If the error persists, consult a qualified technician or contact Eemax customer support.

7.3 Temperature Fluctuations

  • Water Pressure: Inconsistent water pressure can cause temperature fluctuations. Ensure stable water pressure to the unit.
  • Multiple Fixtures: If multiple hot water fixtures are used simultaneously, the unit may struggle to maintain a consistent temperature if demand exceeds its capacity.
