5. Installation Instructions

5.1. Before You Begin

  • Required Tools: Drill, drill bits (1/2 inch / 13mm for the main hole, smaller bits for pilot holes), hacksaw or cutting tool, file, screwdriver, measuring tape, pencil.
  • Gate Gap: Ensure a minimum gate gap of 3/8" (10mm) and a maximum of 1 1/4" (32mm) between the gate frame and the post.
  • Safety: Always wear appropriate safety gear, including eye protection, during installation.

5.2. Step-by-Step Installation

  1. Position the Latch: Hold the latch assembly against the gate frame at the desired height. Ensure it is level and positioned correctly for your gate's swing direction.
  2. Mark Drill Points: Use the provided drill guide/jig to mark the center point for the main through-hole on the gate post.
  3. Drill the Main Hole: Carefully drill a 1/2 inch (13mm) hole through the gate post at the marked center point. For metal posts, start with a smaller pilot bit and gradually increase the size. For vinyl, use appropriate drill bits to prevent tearing.
  4. Install the Latch Body: Insert the latch body into the drilled hole. Secure it to the gate frame using the provided fasteners. Ensure the latch is snug but not overtightened, allowing for slight adjustments.
  5. Measure and Cut Push Rod: Insert one of the push rods through the latch body. Use the cutting jig to mark the correct length for your gate post depth. Cut the rod using a hacksaw and file any rough edges smooth. The kit includes two rods in case of error.
  6. Install Striker Plate: Close the gate and align the striker plate with the latch mechanism. Mark the mounting points for the striker plate on the gate post.
  7. Secure Striker Plate: Drill pilot holes and attach the striker plate using the provided fasteners. Ensure the striker plate is aligned so the magnetic mechanism engages smoothly.
  8. Adjust Latch: The LokkLatch features vertical and horizontal adjustability. Fine-tune the position of the latch body and striker plate to ensure smooth operation and secure latching. Test the latching action several times.
  9. Test Locking Mechanism: Insert a key and test the locking and unlocking function from both sides of the gate. Ensure the key turns smoothly and the latch locks securely. If the lock feels stiff, check the push rod length and ensure it is not too long, causing excessive pressure on the lock cylinders.

6. Operating Instructions

6.1. Opening the Latch

  • To open the gate, simply push or pull the handle. The magnetic mechanism will disengage, allowing the gate to open.

6.2. Locking and Unlocking

  • The LokkLatch can be locked and unlocked from both sides using the provided keys.
  • Insert the key into the lock cylinder and turn it to engage or disengage the locking mechanism.
  • Ensure the key is fully turned to secure the latch.

7. Maintenance

The D&D LLMKDBT LokkLatch is constructed from industrial-strength, self-lubricating polymer, designed for minimal maintenance.

  • Cleaning: Periodically wipe the latch clean with a damp cloth to remove dirt and debris. Avoid harsh chemicals that may damage the polymer.
  • Lubrication: The polymer is self-lubricating, so no additional lubrication is typically required for the latch mechanism. If the key cylinder becomes stiff, a small amount of graphite lubricant can be applied.
  • Inspection: Regularly inspect the latch and striker plate for any signs of wear or misalignment. Adjust as necessary to ensure optimal performance.

8. Troubleshooting

ProblemPossible CauseSolution
Latch does not engage or close smoothly.Misalignment between latch and striker plate.Adjust the vertical and horizontal position of the latch and/or striker plate until smooth engagement is achieved.
Key is difficult to turn or lock mechanism sticks.Push rod is too long, creating pressure on the lock cylinder. Debris in lock cylinder.Remove the latch and slightly shorten the push rod, then file smooth. Apply graphite lubricant to the key cylinder.
Gate sags or shifts over time, affecting latch function.Gate or post movement due to environmental factors.Utilize the vertical and horizontal adjustment features of the latch to realign. Ensure gate hinges are secure.
Latch feels flimsy or insecure.Improper installation or inadequate fasteners.Ensure all fasteners are securely tightened. For wooden gates, consider using longer, heavy-duty wood screws if the included ones are insufficient.
